Costs Associated with Tenants
- 5% Refundable Security Deposit (10% if the property is fully furnished)
- 5% or AED 5,000+ VAT Agency Fees (AED 3,000 if the rent is below AED 60,000 P/A)
- DEWA refundable security deposit AED 2,190 (for apartments) or AED 4,190 (for villas)
- Air Conditioning deposit may be required and ranges from AED 1000 - AED 2000 depending on the supplier
- Ejari Registration Fee AED 230

10 Step Process for Tenants in Dubai
- Book a consultation and we will appoint a designated broker to conduct research into your requirements.
- The property search will be conducted once a thorough understanding of your requirements is established. We will get to work to present to you the best properties that are available in the market.
- Property viewings can be conducted both in person, via video & marketing material or via a live online viewing.
- You will select the right property for you and issue a formal offer of which your broker will guide you and manage negotiations. This offer will include annual rent, number of cheque payments and start date.
- For any other requirements to the terms and conditions to disclose and approve between both parties prior to tenancy contract signing.
- Unified Tenancy Contract and Addendum will be prepared and handled by your broker.
- Ask your Agent to verify the ownership and title deed via the government application.
- Deposit and rental cheque payments are to be payble to the Landlord and post dated for the full tenancy period.
- Tenancy contract to be registered via Ejari and utilities to be connected prior to move in request.
- Handover of the keys and property inspection to be completed with Landlord, Agent or a representative.
