Landlords Guide

• Prepartion of the property including but not limited to painting and general maintenance, to handover the property in good condition and applicable costs will vary
• Cleaning and pest control is standard works to be completed
• Tenants will pay for their own utility account connections and the ejari fee
• Tenants also pay the Agency rental fee

Please note we do provide additional property management services after the rental process is complete to support and aide the Landlord during the tenancy contract.

1. Book a consultation and we will appoint a designated Client Manager to conduct a market analysis with factual data to value your property and to assess the right rental price.
2. We will complete a property inspection to assess any preparation requirements to rent your property and make cost effective solutions to help maximise the best price.
3. Marketing strategy for the property will be discussed in detail to show the advertising avenues to maximise your property exposure and attract a higher number of potential Tenants to view the property.
4. After conducting viewings and on receipt of a formal offer, the negotiations on terms and conditions, time frames and price will be mediated by your experienced and skilled Client Manager.
5. For any other requirements to the terms and conditions to be disclosed and approved between both parties prior to tenancy contract signing.
6. Undertake any agreed maintenance on the property and settle all outstanding utility bills and/or due service fees.
7. Unified Tenancy Contract and Addendum will be prepared and handled by your broker.
8. Deposit and rental cheque payments are to be payable to the Landlord and post-dated for the full tenancy period.
9. Tenancy contract to be registered via Ejari and Tenants utility connections to be completed prior to move in request.
10. Handover of the keys and property inspection to be completed by Landlord and/or their Agent or a representative.
