The building insurance normally covers the common, façade and structure & balcony areas and therefore your own individual policy for interior is recommended.
Any property can be sold with a Tenant and the new Owner would take over the tenancy contract and the Landlord obligations. If you would like the Tenant to vacate to sell as a vacant property you must give official notice to the Tenant, a minimum of 12 months.
A POA may be beneficial if you require help with banking issues, however, the activities within our Leasing & Property Management license permit us to act as a Landlord with the local government departments including the Courts and building & utility service providers.
To request a rent increase, you can check the RERA rental index calculator which will confirm if you are entitled to a rent increase for the renewal of the tenancy on expiry. The amount that a Landlord can apply will also be provided. Should an increase be permitted, this increase must be submitted in writing to the Tenant a minimum of 90 days before the tenancy contract expiry date.
This is not a requirement via Exclusive Links Leasing & Property Management as our license legally allows us to collect rental cheques payable to our company for the purpose of clearance. Once the rental proceeds are received, we can process to any preferred account including an international bank transfer to your overseas account, hence no requirement for a local bank account.
Under our management, we are able to act on your behalf at the concerned government legal departments for any loss/recovery of any rental income.
